SPV I is comprised of two properties: The Launch Portfolio and South Gate Manor. These two properties have a total of 389 units and hold unique elements individually that are only made stronger when combined together.

 

The Launch Portfolio is a 231-unit Class C property located in Louisville, KY. At the time of acquisition, HIG owned 292 other units in this same community through a different investment vehicle (Fund II). This dynamic created economies of scale benefits by reducing management payroll, repairs and maintenance expenses, increasing the potential of higher distributions to our investor partners.​

South Gate Manor is a 158-unit property located in Fort Worth, TX. Built in 1963, South Gate Manor is a Class C property with a garden-style construction totaling five buildings. 100% of the units were in "classic condition" upon acquisition, creating a solid value-add opportunity..
